1. Registration: All bidders must register and provide valid identification prior to bidding. Online bidders must complete registration and receive bidding approval prior to auction day.
2. Opening Bid: Bidding will open at $75,000. The property will sell to the highest bidder at or above the opening bid, subject to the published terms and conditions.
3. Down Payment: A $10,000 non-refundable earnest money deposit is required from the winning bidder. • A $500 immediate deposit is due at the time of bid acceptance (cash, check, or credit card). • The remaining $9,500 must be wired to Fidelity National Title no later than 4:00 PM EST on Monday, November 3, 2025.
4. Closing: The balance of the purchase price is due at closing, which shall take place on or before 30 days from the auction date. Closing will be handled by Fidelity National Title.
5. Buyer’s Premium: A 10% Buyer’s Premium will be added to the final bid to determine the total contract purchase price.
6. Title: Seller will provide marketable title and pay for an owner’s title insurance policy. Title will be conveyed by Warranty Deed. Taxes will be prorated to the date of closing.
7. Possession: Possession will be delivered at closing, subject to any personal property removal as announced.
8. Condition: The property is being sold “AS-IS, WHERE-IS” with no warranties or representations, expressed or implied. Bidders are strongly encouraged to conduct all inspections and due diligence prior to bidding.
